What is a Walk-Through Consultation?
A brief inspection of the major systems & components of the home you're considering making an offer on, performed by a certified inspector, without the full inspection fee or an inspection report.
Why should buyers & agents consider a Walk-Through Inspection?
While a home never passes or fails an inspection - from the inspectors standpoint - and hopefully no major issues exist to begin with, sometimes important & costly defects can be observed by a qualified inspector in a relatively short amount of time.
For example, chronic moisture over a pro-longed period of time in a crawl space that has produced mold & deteriorated sub-floor & structural components beyond repair. Depending on the size of the home, a series of defects such as these could cost $10,000 or more to repair/re-mediate, but can take an inspector 10 minutes to find.
Now, you're out the inspection fee, the time it took to get to that point in the due diligence phase, and lost out on the other two or three homes you were considering making an offer on before you decided on this home.
For the small consultation fee, you could've saved a lot of time and money.
Should every home have a walk-through consultation?
No, but if you or your agent see's potential signs that major defects could exist, it may be wise.
Do you guarantee you will find major defects during the walk-through consultation?
No, we cannot make such guarantee. But we will help you understand immediate observations, helping you establish a plan and course of action heading into an offer. Very often, it's time and money well spent.
