What is a home inspection?

A professional opinion and report regarding the condition, function, and safety operations of the inspected home’s readily accessible systems and components. This includes a representative number of components, as well as the methods used to describe and formulate such opinions, using standard operating tools at the time of the inspection.

Is a home inspection a code inspection?

No, this is a common misconception. Building inspectors, who perform code inspections, are responsible for ensuring a buildings and homes meet building codes, while home inspectors make visual inspections and provide a written professional report regarding the condition. Inspectors may reference code to determine a defect, but a code inspection and home inspection are not the same.

What systems & components does a home inspection include?

Exterior, Structure, Foundation, Siding, Roofing, Grading, Drainage, Plumbing & Electrical Systems, Major Appliances, Doors & Windows, Garages & Outbuildings, Basements and/or Crawl Spaces, Ventilation, Heating & Cooling Systems & Main Living Areas. Over 1,400 items are typically inspected during a single inspection.

Does a home pass or fail an inspection?

No, a home does not pass or fail an inspection.

What happens if the inspector finds defects or issues with the home?

No home is perfect, even brand new homes. This is extremely important for buyers to understand as no home inspection will ever be entirely free of any notable condition observations. However, your agent or Realtor should negotiate on your behalf with the seller’s agent to have items repaired, replaced, or compensated into the purchase price, depending on the severity of the issues and observations noted within the inspection report. 

If I’m using Home Fax™ Inspections as a recommended inspector from my agent, who do you work for?

Home Fax™ Inspections always works directly for the client, you. Although we may have a pre-existing relationship with the buyer’s agent, this does NOT constitute the right to withhold information from you. This is one of the primary reasons why we do not strictly market toward real estate companies.

Does Home Fax™ Inspections offer any guarantees?

At Home Fax™ Inspections, we go above and beyond standard expectations and traditional home inspection requirements.  We offer a 100% Satisfaction Guarantee, or your money back, along with a 24 hour report turnaround time guarantee! Turnaround time is not guaranteed for reports delivered or mailed directly to the client, or through any delivery means other than electronic communication.

What should I expect before, during, and after a home inspection?

Before:

When you (the client) decide to use our services, we’ll first obtain your preferred date(s) and time(s) for the inspection. Home Fax™ Inspections will contact and work with your agent/realtor to schedule the home inspection. Typically, your agent/realtor will need to receive permission from the seller and/or seller’s agent before confirming the appointment. Once scheduled, we’ll provide you with a confirmation and begin our preliminary database searches and records retrieval process. 

Inspection Date:

On the date of the inspection, your inspector will arrive 15-30 minutes prior to starting the inspection. If the home is vacant, we typically arrive one hour early to start the inspection. Once you and your agent/realtor arrive, we’ll take a brief walkthrough of the home together and the inspector will allow you to voice any concerns you’ve notice or questions you may have. A Pre-Inspection Agreement and Authorization to Release Form will then be reviewed and signed by the client. Payment is also due at this time, if not completed already. A typical inspection will last approximately 3-5 hours.

After:

Once the inspection is completed, Home Fax™ Inspections will complete and issue the PDF inspection report to the client, and any other authorized parties, by email within 24 hours of the end of the inspection. Turnaround time is not guaranteed for reports delivered or mailed directly to the client, or through any other means than electronic communication. You will also receive the Environmental Records & Home Energy Report at the same time.

Why do I have to sign a Pre-Inspection Agreement?

This is standard operating procedure. A Pre-Inspection Agreement clarifies the scope of the inspection and outlines fees and payment, disclaimers or warranties, limitations on liability, professional licensing and accreditation information, and other legal information that must be disclosed and agreed upon between the client and inspector (Inspection Company). You are more than willing to have your agent, realtor, or attorney review the agreement prior to signing. Any legitimate home inspection company utilizes a Pre-Inspection Agreement to protect you, their inspectors, and company.  

I’ve found cheaper inspectors, why should I choose Home Fax™ Inspections?

Although each home inspection process and report may look different, inspected areas and findings are generally similar from one report to another, as long as the inspection is completed by a professional. Do I need to be present for a home inspection?

No, you are not required to be present (as long as payment has been received in advance). However, it is HIGHLY recommended that you attend the inspection, or are at very least are present during the inspection recap.

Will I be charged for any additional expenses other than the inspection fee?

No, unless you request additional Radon, Thermal Imaging, or another add on service that is not covered under the flat-fee for local and non-local home inspections. 

Does Home Fax™ Inspections offer mold testing?

No. Referrals are available upon request.

Does Home Fax™ Inspections offer radon testing?

Yes. Radon testing is an additional $175 fee and results typically take 48-72 hours to receive the PDF report.

Does Home Fax™ Inspections offer water quality testing?

Yes. Water quality testing kits are available for an additional fee. Testing includes the presence of calcium, zinc, and other minerals through a 5-panel test. 

What coverage areas do Home Fax™ Inspections service?

Local coverage areas include all cities within Oakland, Macomb & Wayne County

Non-Local coverage areas include all cities within Genesee, Lapeer, St. Clair, Livingston, Washtenaw, Monroe, and Lenawee County.

Can I request services outside of these areas?
