What is a Limited Scope Inspection?
A limited scope inspection is an inspection performed on a limited scope of work, usually for a specific request, containing one or more individual systems and/or components of the home.
Who needs a Limited Scope Inspection?
Multiple parties, including property managers, sellers, homeowners, lenders, appraisers, investors, and more. Requests vary depending upon the client and nature of the inspection purpose.
For example, an appraiser may request that a seller or property manager have an independent inspection completed to confirm the nature or severity of an observed defect that may directly impact the value of a home and whether a loan (or mortgage) can or will be originated.
Homeowners may have a Limited Scope Inspection performed, for example, as a Home Energy Inspection, where only the systems and components that impact the energy efficiency of the home are inspected.
Who does not need a Limited Scope Inspection?
A limited scope inspection should not be utilized by each party, in any given situation. There are times we will not conduct a limited scope inspection or may require the client to utilize another service that better fits their needs.
For example, if you are a buyer purchasing a home and request a Limited Scope Inspection for only the crawlspace to be inspected, we will not perform this service for you as the home is a system that works together. If defects are noted in the crawlspace that may affect the main level structure, for instance, a limited scope inspection hinders our ability to fully inspect a home and outline these observations in totality.
What does a Limited Scope Inspection include?
Individual systems and/or components of the home, determined by the nature of the request and outlined in the scope of work to be performed by the inspector, as agreed upon by the inspector and hiring party.
